Early Warning Signs of Roof Performance Decline: What New Research Reveals About Aging Asphalt Shingles

For most homeowners, roof age is usually viewed in terms of a manufacturer's expected service life or warranty period. But there is another way to think about age: how the roofing materials actually perform as they weather.

A July 2026 study published in the Journal of Building Engineering examined the relationship between roof age and asphalt shingle damage following Hurricane Laura in 2020. Researchers analyzed post-hurricane aerial imagery and found that, when comparing areas exposed to relatively similar peak wind speeds, roof damage generally increased with roof age. The study identified an empirical breakpoint centered around the 8-year mark, where damage notably increased. Importantly, the researchers cautioned that this should not be treated as a universal age threshold for roof replacement.

That distinction matters.

An 8-year-old roof is not automatically a failing roof. But the research does reinforce an important principle in roofing: age can influence performance, particularly when an aging roof is exposed to severe weather.

So what should homeowners look for as an asphalt shingle roof gets older?

Why Roof Age Matters to Roof Performance

Asphalt shingles are designed to withstand years of exposure to the elements, but they do not remain unchanged throughout their service life.

UV radiation, high temperatures, repeated heating and cooling cycles, moisture, freeze-thaw conditions, wind and hail can gradually alter roofing materials. Over time, these exposures can affect characteristics such as flexibility, adhesion and the condition of the shingle surface.

NIST research published in July 2026 also examined laboratory weathering of asphalt shingle roof coverings, documenting changes associated with UV exposure, temperature and humidity. The research highlights why environmental exposure needs to be considered when evaluating long-term asphalt shingle deterioration.

This is why an aging roof deserves attention even when it is not actively leaking.

Early Signs of Roof Deterioration Homeowners Should Watch For

Knowing the signs of an aging asphalt shingle roof can help homeowners address declining performance before damage becomes extensive.

Increasing Granule Loss

The mineral granules on asphalt shingles provide important surface protection. Noticeable granule accumulation in gutters, downspouts or around the home can be a sign that shingles are experiencing surface wear.

Some granule loss is normal, particularly after installation or weather events. Increasing or concentrated loss deserves closer evaluation.

Bald or Visibly Worn Areas

Areas where the shingle surface appears unusually thin, worn or exposed can indicate that the protective surface is deteriorating. These areas may be more vulnerable to continued weather exposure.

Curling, Lifting or Cracking

Shingle edges that curl, lift or crack can indicate material aging or weather-related deterioration. These conditions can also affect how shingles resist wind forces.

Loss of Flexibility

Asphalt shingles rely on their material properties to perform as part of the roof system. With aging and environmental exposure, shingles can become less flexible and more susceptible to cracking or damage.

This is not always something a homeowner can accurately assess from the ground, which is one reason professional inspection is valuable.

Missing or Damaged Shingles

Missing shingles are an obvious sign of roof damage, but smaller areas of storm-related damage can be easier to overlook. After severe thunderstorms, hail or high winds, a roof inspection can help identify problems that may not be visible from the yard.

Deteriorating Flashing or Moisture Signs

Roof performance involves more than shingles. Deteriorated flashing, damaged penetrations and signs of moisture intrusion can indicate problems within the overall roofing system.

What the New Research Tells Us About Wind Performance

The NIST Hurricane Laura study provides useful field evidence for understanding the relationship between aging and roof damage.

The basic progression is straightforward:

Roof age → material weathering → changing material performance → potentially greater vulnerability during severe wind

But that does not mean age is the only factor.

The researchers specifically noted that additional factors, including construction quality, maintenance history, roof geometry and exposure, can influence performance. Their findings also showed differences associated with roof shape.

In other words, two roofs of the same age can perform differently.

That is an important point for homeowners. A roof may look acceptable from the ground while experiencing gradual material deterioration that becomes much more significant when subjected to hurricane-force winds or other severe weather.

An Aging Roof Does Not Automatically Mean Replacement

When homeowners hear that their roof is aging, the immediate question is often, "Do I need a new roof?"

The better first question is, "What condition is my roof actually in?"

A professional roof inspection can help determine whether the roof is still performing adequately, needs localized repair or maintenance, has experienced storm damage, may be suitable for preservation, or has reached a condition where replacement is the appropriate solution.

Look for early signs of deterioration. Schedule regular roof inspections. Pay attention after major weather events. Understand how climate and exposure are affecting your roofing materials.

Most importantly, make decisions based on the roof's actual condition.

Roof age is not the same thing as roof failure. But age is a reason to pay closer attention to performance.

Energy Efficiency and Roofing System Design: Why Excessive Attic Heat Can Influence Indoor Comfort

It's August, and across much of North America, homeowners are running their air conditioners through some of the hottest weeks of the year. You set the thermostat, the HVAC system kicks on, and you expect your home to stay comfortable. But what happens when the space directly above your living area becomes extremely hot?

That question brings us to an often-overlooked part of home performance: the relationship between your roof, attic, ventilation, and indoor comfort.

Your roof does much more than keep rain out. It is part of the home's thermal envelope, and the way the roofing system is designed and maintained can influence how heat moves through the structure. When excessive heat builds up in the attic, the HVAC system may have to work harder to maintain the temperature homeowners expect inside.

This doesn't mean your roof is responsible for your entire home's energy efficiency, nor does it mean a roofing issue is automatically the cause of high cooling costs. When I evaluate roofing performance, I don't look at shingles in isolation. The roof is part of a larger system that includes the roof covering, underlayment, ventilation, attic space, insulation, flashing, and drainage.

Each component has a role.

Ventilation, for example, helps manage heat and moisture within the attic. Insulation helps slow the movement of heat between the attic and conditioned areas of the home. The roofing materials themselves are exposed to the sun and weather every day.

When these components are properly designed and functioning together, the home has a better opportunity to manage heat effectively.

When one part isn't performing as it should, it can affect the conditions around the rest of the system.

Why Excessive Attic Heat Matters to Homeowners

Let's say your air conditioner is running normally, but the upstairs of your home always seems warmer than the rest of the house during the afternoon.

There could be several reasons. Windows, insulation, ductwork, air leakage, HVAC capacity, and other building characteristics can all play a role. But the attic environment is also worth considering.

If excessive heat is accumulating above the living space, the cooling system may have to work against a greater heat load.

Seasonal Roof Maintenance Checklist for Homeowners

August is a good time to take a second look at your roof. Summer isn't quite over, but September is just around the corner, and with it comes the start of fall across much of North America. Before the leaves start piling up in the gutters and colder weather settles in, this is your window to find out whether your roof is ready for the next season.

After years of working on roofs, I've learned that fall maintenance isn't about making your roof look good for winter. It's about catching the things you can't afford to discover during the first heavy rain or strong wind of the season. Summer heat, thunderstorms, hail, and high winds may have already taken a toll on your roof, even if you haven't noticed anything from the ground.

So before September arrives, take a little time to look up. A few simple checks now can save you from dealing with a much bigger roofing problem later.

Fall maintenance is essentially your chance to ask, "Is my roof ready for what's coming next?" 

Start With What You Can See From the Ground

You don't need to climb onto your roof to start checking its condition. In fact, I don't recommend homeowners walk on a roof unless they have the proper equipment and experience. You can learn a lot simply by looking at it from the ground.

Take a walk around your property and look for shingles that appear curled, cracked, lifted, or missing. Pay attention to areas that look noticeably different from the rest of the roof. If you have a metal roof, look for obvious damage, loose components, or areas that don't look right. With tile roofing, watch for cracked or displaced tiles.

Don't worry about diagnosing the problem yourself. Your job is to notice that something has changed. That's when you call someone who knows what they're looking at.

Don't Forget the Flashing

If there's one area I tell homeowners to pay close attention to, it's flashing.

Flashing is used around places where the roof meets another structure or where something passes through the roof, such as chimneys, vents, skylights, and other penetrations. These areas have more opportunities for water to get through, so they deserve a closer look during a fall inspection.

A roof can have perfectly good shingles and still develop a leak because a flashing detail has deteriorated. I've seen homeowners blame the shingles when the actual problem was several feet away around a vent or chimney.

It's these little details that separate a quick roof check from a proper inspection.

Clean the Gutters Before the Leaves Finish Falling

Here's the part of fall maintenance nobody gets excited about, but it matters.

Your gutters need to be able to move water away from the roof. When leaves, twigs, and other debris build up, water has nowhere to go. That can lead to overflow and moisture problems around the roofline.

Fall gutter cleaning is especially important because homeowners can clean their gutters one week and have them full again after the next round of leaves comes down. Depending on how many mature trees surround your property, you may need to check them more than once during the season. 

Don't forget the downspouts. A clean gutter doesn't do much good if the downspout is blocked.

Look at Your Attic, Too

Here's something homeowners sometimes overlook: you can inspect part of your roof from inside the house.

Take a flashlight into the attic and look around for signs of moisture, water staining, mold growth, or daylight coming through areas where it shouldn't. Also pay attention to the overall attic environment.

Your roof and attic work together. Poor ventilation and moisture buildup can contribute to premature deterioration, particularly as the seasons change.

If you see something suspicious, don't assume it will disappear on its own. Have it evaluated before winter weather makes the situation harder to address.

Check the Roof After Summer Storms

Summer storms can leave behind damage that isn't immediately obvious.

A strong thunderstorm, hail event, or high-wind system may loosen shingles, damage flashing, or create small vulnerabilities that don't produce an immediate leak. You might not notice anything until the next major rainfall.

Here's a situation I've seen more than once. A homeowner posts a photo on social media saying, "Found this in my yard after the storm. Does anyone know what it is?" It's a piece of their roof.

That's the moment when guessing isn't a good idea.

If you've had significant weather in your area, have the roof checked before fall turns into winter. A professional can identify storm-related damage that isn't obvious from the ground.

Pay Attention to Roof Age and Material Condition

Fall is also a good time to take an honest look at how your roof is aging.

An older asphalt shingle roof may begin showing granule loss, dryness, brittleness, or other signs of material wear. That doesn't automatically mean you need a complete replacement.

This is an important distinction.

Roof age and roof condition are not the same thing. If an asphalt shingle roof is still structurally sound, preservation may be worth discussing before making a replacement decision.

The important thing is to have the roof evaluated first. Preservation is about extending the useful life of a roof that is still capable of performing, not trying to save a roof that has already failed.

Make Repairs Before Winter Makes Them Harder

This is where timing matters.

If you discover a missing shingle, damaged flashing, drainage issue, or another concern during your fall inspection, don't put it on the list for "sometime later."

Winter weather has a way of turning small problems into expensive ones.

Cold temperatures, freezing moisture, snow, ice, and strong winter winds can put additional stress on an already vulnerable roof. Taking care of known problems before those conditions arrive gives your roof a better chance of getting through the season without an emergency repair.

Know When to Call a Professional

There's nothing wrong with homeowners doing a visual check around their property. What I don't recommend is turning a simple inspection into a dangerous DIY roofing project.

If you aren't comfortable on a ladder or don't know what you're looking at, call a professional. A qualified roof inspection can identify problems that aren't visible from the ground and give you a clearer picture of what your roof actually needs.

That's especially important if your roof is older, you've recently experienced severe weather, or you're considering whether to repair, preserve, or replace it.

The best time to deal with a roofing problem is before water finds its way into your house.

Fall gives homeowners a useful window to inspect the roof, clean the gutters, check flashing and drainage, look inside the attic, address summer storm damage, and evaluate the condition of aging materials.

You don't have to become a roofing expert. You just need to pay attention.

A few hours of maintenance now can save you from standing in your living room with a bucket while a winter storm is blowing outside.
